Compare with reference. 
In this case, the original boot was scanned. For this step I used a 3D scanner Shining 3D Einscan Pro.
Then, the scan is "cleaned" and the resulting model is divided into separate parts. Most parts are recreated manually. The shape of the boot is adjusted.
Creation of individual elements in the process. Laces was make with ZSphere.  
Completely new geometry, divided into separate parts.
Here is 3D modal as is. 
Then, model was prepared for export and the second copy is created with a simplified grid.
In this stage a UV is also created.
Create materials in Substance Painter.
Export to 3Ds Max.
